FREQUENTLY ASKED QUESTIONS (FAQ)

1. How the customer can follow the production process?

We built the complete house up in our factory. The customer is always welcome to visit us in Jepara (sleep in our hotel) and check the quality. Before we knock it down we need a confirmation. This can be done by manual inspection or by pictures. Updates of the production can be shared also.

2. From witch materials does a Smart Home consist?

-       ACP (Aluminum Composite Panels)

-       Steel

-       Aluminium and glass

-       Bankirai wood decking

3.     How are buyers protected for leaking?

We give 1 year of guarantee on leaking’s if we do the installation.

4.     What is the guarantee once you have supplied the unit?

Smart homes will provide an implied limited warranty on all goods supplied that the product is free from defects in materials and workmanship and that the product will perform as well as such products customarily do. The warranty terms (years per component or element) are subject to proper maintenance, proper installation and normal domestic use in accordance with care instruction manual.  We will issue the warranty after an order has materialized.

5.     Is the foundation included in the design?

No, but we are able to advise you which type of foundation is required.

6.     Assembling

6.1. Is it possible to re-assemble the house by our crew?

Yes, we have a crew available for outsourcing.

6.2. How do I assemble a 2-storey house?

We will inform you via the assembly manual how and where you need to make temporary stability bracings and a scaffolding.

7.     How many persons are required to assemble a house?

Such mainly depends on how fast you would like to erect it. In principal a few persons with experience with Do It Yourself can do the job.

8.     What will be the lead time for a house?

Such depends whether you order one of standard designs or whether we need to make a tailor-made design. We are unable to start any prefabrication if we do not have a design available.  In broad lines the lead time can be 8-10 weeks if a standard model is chosen.

9.     Shipment and transportation:

9.1. How many containers do I need to ship my unit?

Such differs from unit to unit and depends on the total net volume. 1 container can’t contain more than 23 ton, but assuming one house is only a few tons. 1 house will fit complete in one 20 ft. container.

9.2. Can you provide me the shipping costs to my destination?

Yes, prices will depend on location and have to be requested at your or our own cargo forwarder.

10.  Prices:

10.1. Are your prices FOB or ex. factory?

For export by container we use FOB pricing and for local transport by truck we will operate with ex-factory prices.

10.2. Do we need to pay import taxes?

This depends on your local authorities.

11.  Can you tell us how your floors have been constructed to avoid bending when walking over (like many prefab houses)?

The bending is not a matter of construction but it is a matter of the intermediate distances of the supporting beams underneath. To not notice any bending the beams have to be there maximum every 50 cm.

12.  What is the difference between wooden prefabricated houses?

The biggest difference is maintenance. While wood needs a treatment every year ours doesn’t need anything. The preparation of wood is more sophisticated because it variates by climate and wood type. All our materials leave the original factory already qualified to be used.

13.  What maintenance does a smart home need?

It just need to be cleaned, to remain the lifetime of the panels colors. Most optimal is to clean it every few months with a special soap for aluminum composite panels. The wooden Banker deck at the terrace needs a coating every year to remain longer lifetime.

14.  Is the electrical installation, water and plumbing included?

Installations inside Indonesia can come with or without electricity and water installations. We are not allowed to install the electrical lines and switches unless your country’s regulations has room for an exemption. You will need a local licensed contractor to do this.

15.  Would you be able to fabricate a house in accordance with our drawings?

We are able to deal with your requirements.

16.  Would it be possible to supply the bathroom and kitchen appliances?

Yes, we buy these appliances from local sources.

17.  Can you provide us the technical drawings?

We share the building plans after purchasing.
